Living With Housemates: The Do’s and Don’ts of Shared Housing
Published 15th December By Helen MacaireA guide to getting along and making shared living work
Living with housemates can be one of the best parts of renting — or one of the most frustrating. Whether you're in a student house, a professional HMO, or sharing a flat with friends, how you interact with others can make or break your experience.
At Sagoos, we manage dozens of shared houses and know what creates harmony (and what causes tension). Here’s a practical guide to the do’s and don’ts of shared housing, so you can enjoy a drama-free home.
DO: Communicate Early and Openly
- Whether it's about bills, cleaning, or house rules, good communication is the foundation of respectful shared living.
- Talk about expectations early — not when issues arise
- Be honest, but stay respectful
- Use group chats for everyday coordination (WhatsApp, Signal etc.)
Clear communication prevents small problems from becoming big arguments.
DON’T: Leave a Mess Behind You
This is the #1 source of conflict in shared homes.
- Clean up after yourself in shared spaces (kitchen, bathroom, living room)
- Don’t assume someone else will do it
- Stick to any agreed cleaning rota or hire a cleaner jointly
Sagoos Tip: In our HMOs, we handle the cleaning of communal areas professionally every 2 weeks — so you don’t fall out over dishes.
DO: Respect Each Other’s Space and Schedule
Even if you’re friendly with your housemates, it’s important to:
- Knock before entering someone’s room
- Keep noise down, especially late at night or early mornings
- Use headphones for music or gaming
- Be mindful of shared bathroom and kitchen use during busy times
Everyone has different routines — respect makes the house feel like home.
DON’T: “Borrow” Without Asking
- Even if it seems harmless, borrowing things without permission creates tension.
- Always ask before using someone else’s food, shampoo, chargers, or tools
- Replace or return anything you do use
- Don’t assume shared means “free for all”
- Trust is built on boundaries.
DO: Pay Bills and Rent on Time
- Late payments affect everyone in the house — especially if bills are split or the tenancy is joint.
- Keep track of payment deadlines
- Use group budgeting apps like Splitwise or Monzo Pots
- Communicate if there’s ever an issue
With a professionally managed property, utilities are often included — making things simpler and fairer.
DON’T: Invite Guests Without Discussing It
- Bringing friends, partners, or family over now and again is fine — but if someone’s staying over regularly, always talk about it first.
- Limit how often guests stay the night
- Let housemates know in advance
- Never let someone move in unofficially
Extra people in the house can quickly throw off the balance if not handled properly.
DO: Take Responsibility for Shared Living
- A good housemate contributes to the household — not just lives in it.
- Buy toilet roll or bin bags once in a while
- Take the bins out
- Flag issues early (like maintenance problems or broken appliances)
Shared living works best when everyone chips in.
