Renting Process
Renting a property is an exciting step, but it can also feel a little overwhelming if you’re new to the process. At Sagoos, we’re here to make renting as simple and stress-free as possible. Whether you’re relocating, upgrading, or looking for a place to call home, this guide will walk you through each stage of the renting process.
1. Start your search
Location: Where do you want to live? If you’re unsure, we can provide local insights to help refine your search.
Must-Haves: What features are essential for your new home? Think about things like parking, outdoor space, or proximity to transport links.
Budget: How much are you prepared to pay each month?
Move Date: Ideally, start your search 6–8 weeks before your preferred move date.
2. Viewing Properties
Once we understand your preferences, we’ll arrange viewings of properties that align with your criteria. The rental market moves quickly, so we recommend viewing properties as soon as possible to avoid missing out on your ideal home.
3. Making an Offer
When you’re ready to proceed, we’ll guide you through the offer process. This involves completing an offer form with details about your requirements and circumstances. Clear communication ensures we can present your offer effectively to the landlord.
4. Offer Accepted
Once your offer is accepted, the next steps include:
Down Payment: You’ll need to pay a holding deposit equivalent to one week’s rent.
Tenancy Agreement: We’ll provide the tenancy agreement and related documents for review and signing.
Reference Checks: These are typically conducted by an independent third party and include financial, employment, and rental history checks.
5. Initial Payments
Before moving in, you’ll receive a statement of account outlining the required payments:
First Month’s Rent: Paid in advance.
Tenancy Deposit: Equivalent to 5 weeks’ rent.
Standing Order Setup: Future rent payments are typically made via standing order.
6. Moving In
Once all payments are made, references are approved, and agreements are signed, your keys will be ready for collection on your tenancy start date. Our team will ensure this is arranged at a time that works for you.
7. Support During your Tenancy
At Sagoos, we’re here to support you throughout your tenancy:
Managed Properties: If your property is managed by Sagoos, you’ll be assigned a dedicated Property Manager who will handle any maintenance or tenancy-related queries.
Landlord-Managed Properties: For properties managed by the landlord, you’ll contact them directly for maintenance issues.
