1. How do I rent a property through Sagoos?
To rent a property, browse our available listings on our website or property portals. Once you find a property you like, contact us to arrange a viewing. If you wish to proceed, you’ll need to complete a tenancy application, pass referencing checks, and sign a tenancy agreement.
2. What documents do I need to provide to rent a property?
You will need:
- Proof of identity (passport or driving licence)
- Proof of right to rent (if applicable)
- Proof of income (e.g. payslips or bank statements)
- Employer and landlord references
3. Do I need a guarantor?
A guarantor may be required if you are a student, self-employed, or unable to meet the affordability criteria. The guarantor must be a UK resident and provide proof of income.
4. How much deposit do I need to pay?
A deposit equivalent to five weeks’ rent is required for most properties. This will be protected in a government-approved Tenancy Deposit Scheme (TDS).
5. What does my rent include?
Unless otherwise stated, rent covers the property itself. Bills such as electricity, gas, water, internet, and council tax are usually separate. If bills are included, this will be specified in the listing.
6. When is my rent due and how do I pay?
Rent is due monthly in advance and must be paid via bank transfer or standing order. Full payment details will be provided in your tenancy agreement.
7. What happens if I can’t pay my rent on time?
If you’re struggling to pay rent, contact us immediately to discuss your situation. Late payments may result in additional charges and could affect your tenancy.
8. How long is the tenancy agreement?
Most tenancies are for a minimum of 12 months, but shorter or longer terms may be available. We will confirm the duration before you sign the contract.
9. Can I have pets in the property?
Some landlords accept pets, while others do not. Check the property listing or ask us directly. If pets are allowed, a pet deposit or higher rent may be required.
10. Am I allowed to redecorate or make changes to the property?
Any alterations, including painting walls or putting up shelves, require written permission from the landlord. Any approved changes may need to be reversed at the end of the tenancy.
11. What happens at the end of my tenancy?
We will contact you two months before your tenancy ends to discuss renewal options. If you choose to move out, you must provide notice as stated in your tenancy agreement and ensure the property is returned in good condition.
12. How do I get my deposit back?
Your deposit is protected in a deposit scheme. At the end of the tenancy, we will inspect the property. If no deductions are needed, your deposit will be returned within 10 working days.
13. What if I have an issue with my property during my tenancy?
For maintenance issues, report them via our online maintenance portal or contact us directly. Emergency repairs, such as leaks or heating failures, will be prioritised.
14. How do I report an emergency repair?
For emergencies like gas leaks, no heating in winter, or major water leaks, call our emergency repair line (number provided at move-in). For non-urgent issues, use our online maintenance portal.
15. Can I have guests stay over?
Yes, but if a guest stays for an extended period (typically more than 14 days), you may need to inform us, as it could impact your tenancy agreement.
16. How do I end my tenancy early?
You must check your contract’s break clause or speak to us directly. You may be required to find a replacement tenant and cover associated costs.
17. Do I need insurance as a tenant?
We strongly recommend tenants take out contents insurance to protect personal belongings, as the landlord’s insurance will not cover them.
