At Sagoos, we’re committed to making the renting process as straightforward as possible. In compliance with the Tenant Fees Act 2019, we do not charge administration fees to tenants. The only charge that may apply is a fee of £50 (or £41+VAT) for processing a change of occupancy.

Who Pays the Letting Fees?
In the UK, the landlord is responsible for covering the letting agent’s fees. As a tenant, you won’t need to worry about this cost.
What Documents Do I Need to Rent a Property?
To secure your tenancy, we’ll need the following:

Referencing Checks:

A review of your credit history

Proof of affordability (typically 2.5x the monthly rent in income or savings)

Previous landlord references (if applicable)

Proof of Identity:

You’ll need to complete a Right to Rent check to confirm your eligibility to rent in the UK.

Signed Tenancy Agreement:

Once everything is approved, we’ll provide a tenancy agreement for you and the landlord to sign.

What Payments Will I Need to Make Before Moving In?
Before moving in, you’ll receive a detailed statement of account outlining all required payments. These typically include:

First Month’s Rent: Paid in advance.

Tenancy Deposit: Equivalent to 5 weeks’ rent (or 6 weeks for properties with rent over £50,000 annually).

Holding Deposit Deduction: If you’ve made a holding deposit when securing the property, this will be deducted from your total amount due.
What Happens to My Deposit?
Your deposit is there to protect the landlord against damage or breaches of the tenancy agreement. It is securely held in a government-approved Tenancy Deposit Protection Scheme (TDS), ensuring fairness for both you and the landlord.
Within 30 days of your deposit being received, you’ll be provided with full details of the TDS, including how to raise a dispute if needed at the end of the tenancy.
